The side unit that was listed for 2 years with the service that charges to put listings in MLS with that being their only service has finally gone with a full service realtor and a significant price decrease.  The unit is on the 2nd floor with side views 2 bedrooms 2 baths now listed at $209,000.  Now it doesn't take a lot of thought to recognize the money that has been lost with condo dues and taxes more than makes up for the commission to be paid at closing.

WINDWARD EAST
Another top floor sanddollar has closed for a sale price of $290,000 and was listed at $299,900.  That makes 3 sanddollar floor plan units that have sold in Windward in the past year.  The 2 top floor units sold for $290,000 and $299,000 and the one on the 4th floor sold for $265,000.  One side unit has closed for $200,200, this was the foreclosure and wasn't a sanddollar with 1316 sq ft.

The moral of the story is don't waste too much time at the top of the price range if you are serious about selling.  Condos are selling if priced competitively.

The Diplomat

The last active front Diplomat is now under contract.  The list price was $84,900 and it will probably close very near that price.  In the past year there have been 7 of these units sold for an average sale price of $83,800.

2100 Towers

Amazingly only one has closed in the past year and it was a corner upgraded unit and sold for $350,000.  There are 3 under contract priced at $159,900, $169,900 and $199,900.

Windward East

2 direct ocean units sold in the past year at sale prices of $299,000 for top floor and $265,000 for a 4th floor and both units had the sanddollar floor plan.  One side unit also sold for $200,200, this was the foreclosure.

Windrush

2 sales in the past year, one direct sold for $300,000 and one side for $207,500 which was a short sale.

The corner units still bring the better prices and the only corner listed above was the 2100 for $350,000.

There was recently a Ocean Paradise in south Cocoa Beach that closed for $395,000. This is a new unit with 2134 sq. ft. direct ocean and includes a membership in the new clubhouse and marina being built on the river.
